    Hello,

    I have been reading quite a bit on this forum for a while now, which has been great, now time to post a few questions.

    I am wanting to build a timber building (here in the UK), that is within the 2m boundary, so I am limited to 2.5m height for a flat roof structure. That means going partially underground.

    Does this diagram look OK? The French drain will be around the whole structure.

    Do these dimensions seem reasonable? The height inside will be 3m, we are all right handers in the family.

    Is the warm roof structure worth the extra loss of height? compared to a cold roof structure.

    Without the golf simulator the structure comes out at around £10k.

    Any general advice gratefully received.

    Have you thought about applying for planning permission mission for a taller structure, so you don't have to dig down?

    Your diagram shows a central mat, but at 3730 width it's likely to be closer to one wall than the other to allow for a full backswing. The golfer is going to be pretty much in the centre of the cabin, and so is your projector, which means you are likely to be casting shadows on the screen. To avoid this you'll either need a shorter throw projector (closer to the screen) or one with the ability to be shifted to one side.

    You don't say what type of launch monitor you are considering, but if it's ceiling mounted then some sockets in the ceiling would be handy. Even without that you'll have a projector up there and maybe in the future a soundbar above/ behind the screen, and then maybe you'll want to plug in a spotlight over the mat.....you get the picture. You can never have too many sockets.

      As an electrician, I'd say that even if you don't currently intend to put a ceiling-mounted unit in place, add a receptacle or two and some data lines and hdmi lines while you're building. It will cost a bit more, but if you change your mind down the road, the cost will be exponentially greater to add it then.

    Thanks for comments, will adjust my drawings. I did consider the taller structure (much simpler to build!), but actually I don't want it to dominate the garden. I have an existing golf cage, which is 2.7m high, and don't really want it too much higher than that. Yes good point about the mat being central, and yes I think a short throw projector could be good. I planned on a Skytrak simulator as, or rather Skytrak is my budget, so would consider alternatives.

        One thing I discovered when doing my build was that sinking the building down is not an automatic get out of jail free card to get round the height restrictions. There are other factors in play that in our case were not detailed in the local planning regs.

        We sunk our building down by 500 mm as we wanted a 4 Mtr tall structure which was located more than 2 meters from the boundary and we were advised that we may not be compliant even though the guidelines suggested that.

        We ended up getting a planning specialist in to help and eventually applied for planning permission. We are in Scotland where you can apply for a consideration of the project which will help guide you but for total peace of mind our planning guy said apply for the permission as you do not want to build something that may not be compliant.
        Things like streetscapes from certain views are considered but were not detailed in our local authority guide to permissible development , so possible to fall foul of something like that , we had neighbours object for a number of reasons but were able to get permission after meeting with the planners and them viewing the site and plan.

        Spend a lot of time considering projector position and install solid timber for mounting to in the ceiling structure along the entire length of the assumed projector line of fire ...cheap insurance in the event of miscalculating a suitable projector or projector position.

        I’d consider adding an extra 50mm to the width of the shingle/hardcore outside the building. In my experience the plate compactors are often 300mm wide and you need a little bit more room to adequately compact the material
