This is my first post here so please be gentle.
I am in the process of building a garden room to house a golf sim. i am about half way through the build which will be a 3.2m high room with a flat roof. It is within 2m of a boundary so pd does not apply. The building is approx 30m from any house including my own and is in a dip so i cannot see how it really impacts my neighbours.
The building is replacing a pitched roof room that was approx 3m at the apex sloping to 2.5m and had stood for over 20 years and was installed by the previous owner.
I did not go down the planning route for a a few different reasons, I had a visit from the planning team and was advised there had been a complaint from a neighbour about the height of the new building. It is now very likely i will need to apply for retrospective planning.
I have seen that a few in the UK have received planning permission for their buildings and i am looking for any advice on how i should word the application and if it is likely i will receive permission.
I can put the building on hold to a certain extent in case the worst happens.
