Anyone have any idea what the added resale value an indoor golf sim would provide? Maybe 50% return? I'm trying my best to justify a remodel of an unfinished portion of my basement for a golf sim.
If we're being honest, zero. Unless you live in a 5000+ sq foot home where the golf simulator compliments the home just like the hotel quality fitness centre and pool do, square footage is at a premium and most people won't sacrifice space for something like a golf sim. I would guess that 95% of buyers, even the ones that love golf, would prefer a different use for that room.
I moonlighted in the residential RE Biz for a few years and hate to say it, but it’s likely very little. You’ll get some value from the additional finished area, but unless you find that one buyer who wants a golf sim, you won’t see any bump from the sim itself.
totally agree with @cbushhack26. I have been a licensed realtor and appraiser for over 30 years, unless u find the 1 in 100 buyer who wants a golf sim there Is no added value. And some may even reduce value if they don’t want it and will need to pay to retrofit the space. It’s like a pool, to some it adds value, to others all they see is a maintenance headache and won’t even look at a house with a pool
Thanks for the great feedback. Kinda what I was thinking. I do live on a private golf course, so i was thinking more than likely a buyer would be a golfer. Oh how we justify things in our minds - lol.
I agree with the above. Given that, I’d recommend doing something modular that you can take with you if you leave. I went with the Net Return solution. Not perfect but zero remodeling needed.
I wish I could do that. I'm limited on overhead space in my basement. It is half finished and the other half not. I was considering lower the basement floor a couple of feet in the unfinished side. I would only do about a 12x12 section and have a step down to the hitting area.

I wouldn't count on resale value of the golf room. Having said that, I did recently do a 2nd floor addition for a golf room. I'm not expecting to add resale value but I did build it so that it can be used as a regular bedroom if we sell our house. Just a bedroom with a 10ft ceiling height :-) (That means making sure it meets all building and fire code requirements as a bed room such as egress window size, insulation, smoke detectors, and closet, etc)
