I have a 3rd car garage thats 12 wide and 16 deep. I am considering go length wise (the alternative is use the space from the 2 car garage area). is 12 feet wide enough to setup for lefties and righties? i feel like i would be setup so far to the right so my backswing isnt smacking the walls?

In my experience, 12’ is going to be too narrow for both lefties and righties. I have a 15’ wide room with centered hitting mat, and at the start it felt restrictive. With time I started to realize I could swing without being close to hitting the wall and now it works great, but if you (and your friends) are used to hitting outside I would say 15’ is a nice minimum and 16’ would be ideal. I’m sure the “real” minimum is probably 13’ or 14’ depending on your height and swing plane, but the wider the better (as most people will tell you). I’d be interested to read other peoples thoughts, but that’s my $0.02

12 feet is perfect for an offset set up. Something like a Foresight hawk or 2 GC2s would work fine.My Courses:

I agree, 12 feet is going to be too tight to accommodate left and right hand players. I think you would be good going width wise, but would likely need to move the car when you play. A camera based lm is probably a good choice here since you wouldn't have a ton of room behind you for a radar unit.

15' is wide enough 15 you use a center hitting position and 2 launch monitors. My sim is 15' wide, players stand in the middle, the hitting mat is roughly 4' in from the wall on both the left & the right. You'llnbeed 2 launch monitors, 2 hitting strips, but it's plenty wide if you use a central hitting position.

Mine is between 14-15' in a 12' wide garage bay. As others have said, it works very well but guests that come over can find it restrictive (they perceive it to be restrictive, and none have had to change their swings to accommodate). There is a curtain that I use to separate the sim from the rest of the garage, and I have to pull that back to make the extra few feet of room. I did have one guest with a very flat swing that hit the curtain behind them, but other than that its been fine.
When I build our "final" house, the room will be 20' wide to accommodate a 16' wide screen, space for golf memorabilia, etc... and zero concerns about hitting anything.

We have 16' and a center hitting position and still some guests feel they will hit the wall behind them (impossible but there you go). Post 3 above has it nailed - go dual offset and you will be fine - or just make the lefties fetch the beer!
