I am ready to purchase, yesterday, my projector (last key piece in my build). I have been given so many directions on what or what not to use that some of it is just BS to sell a high end projector. When talking to sales, I keep getting pushed to an almost $4,0000 projector which isn't in my budget.
I have a 16'x10' screen but will most likely run 16x9 most likely as some of the 10' will be lost in the hanging (later today). I was going down the path of the BenQ TH761ST but being told that it won't fill my screen and won't be bright enough. I don't want to buy a projector unless I am confortable that it will work. Primary use is golf sim but secondary will be used for home theater.
Would like opinions on best bang for the buck, which projectors have better lifespan w/o repairs, etc.

Projector to be ceiling mounted and brought down to around 10' (or whatever is best)
Anything else you may have that helps will be greatly appreciated. I am just now studying on the technical aspects but am ready to purchase.

Simulator Design
- Uneekor EYE XO Refine
- E6 Connect
- Strong gaming PC (I7, 32gb ram, 1tb ssd drive, etc)
- Golfer 10' from Screen
- EYE XO installs at 6.5' from screen at 10'
- Screen 16' x 10'
Here are what I think is important after reading a bunch of info on recommended site:
Projector to be ceiling mounted and brought down to around 10' (or whatever is best)
- Aspect Ration: 16:9
- Resolution: 1920x1080 (1080P)
- Brightness: assuming over 3k lumens but this is the ANSI which is not the best way to calculate (from reading)
- Contrast Ratio: On/Off or variable (what numbers?).
- Dynamic Iris: Do I need this?
- Zoom Range: Do I need zoom? Understand that zoom starts cutting into your brightness and I most likely will use a short throw to keep projector from hitting golfer)
- Lens Shift (vertical,horizontal or both): Worthwhile? I can locate projector pretty much anywhere with some work. Also prefer not to use Keystoning as this reduces the pixels and therefore contrast.
- LCD or DLP?
- Bulb replacement timeframe?
- Is it worth getting 4K?
- Best type of lamp (LED, Laser, Halide, etc.)?
- Input lag: what should this be?
