After lots of research on this forum, YouTube, etc. I bit the bullet and committed to building a Golf Simulator room. On July 5th I started ordering components and less than a month later stick a fork in it I am DONE. (or am I?).
I converted a 12.5x23 bedroom, 10' ceiling. (9.5 to bottom of beam)

I built the 2 club racks
the side wall protection panels are 4x8x2" Foam insulation board covered in black duck cloth.
Replaced a ceiling fan that was on beam with track lighting
I do have a couple short depth putting cups from BirdieBall to install once turf has had time to settle.
Only delay was waiting on Lowe's special order putting green as they "LOST" my first shipment after being delivered to store, so I had to reorder.
