1-Some people are as close as 7' maybe even a touch closer. The farther back you are the better though better aesthetics and probably less screen wear as well
2-4:3 is fine if that's what you have to work with. I used this for quite a while and it was fine. Is 16:9 better, absolutely, but if you don't have the room it's a moot point.
3-You need to answer what you really want the sim for, FSX is overpriced, and most would agree.
4-A foot behind is perfect, i would say the majority of setups have this, some have less though.
5-Definitely build yourself, it's not hard and doesn't take any special tools. You will save a ton.
6-There are different software options available and most work with GC2 even though foresight would like you to believe otherwise.
7-You can put together a package cheaper than that option
8-Skytrak is very good for the price, GC2 is better for many reasons. Whether the cost difference is acceptable is up to you. Are you talking about the protee software or hardware. TGC works with both GC2 and skytrak. For skytrak you must purchase it from skytrak. For GC2 you get if from protee or even used from someone else with a transfer fee. If it's hardware, it is a more involved setup and takes some tweaking, but it comes out well for most when it's done.

Your ceiling height is dropping from 10' to 6' for HVAC ducting? That doesn't sound right. They should be able to put HVAC ducting in 1' or less of vertical space, so you'd drop a 10' ceiling to 9'. Unless there is something that drops the natural ceiling to 7' and they are taking it down to 6' from there? Which doesn't make sense. I can't imagine why an architect would design a 6' ceiling anywhere in a new house or how that would be up to code (unless maybe it is sloped due to roof pitch??).

Having just finished building a house, it is really frustrating how little architects typically consider HVAC and the required ducting in their plans. However, I'm guessing, if you push and push, there is possibly another place to put your ducting. Even if the framers don't like it...it maybe require some more time and money though. Good luck!

I think I'd be more concerned with the width of the room. How wide is the area going to be where you will swing your club? I agree with wbond with the other dimensions (I have exactly 1' behind my screen and I'm about 7' from the screen with no issues). I have Just a little over 13' of width and I"m about 6" - 1' offset from the middle (depending on where I set up the skytrak unit). I know that 14' is the minimum to hit from the middle and 15-18' is desired (especially if you're going to invite Lefties.

You also may want to check out the Uneekor system as it is very favorably reviewed by many on this site (see gene438 's excellent review here: https://golfsimulatorforum.com/forum...stem-my-review).

If it helps, this is what 13W X 9'6" H looks like with hitting zone 7' from the screen (sorry about the wires, I'm getting ready to install the Uneekor on Wednesday so I'm doing some remodeling!!). Screen is 12X9. Good Luck with your build.

I do have plenty of width. about 16' or so. Also the wall on the left is open, just a little half wall (which I could take out if I wanted, but don't think I need to.) It really makes me mad that our architect messed this up and now I may have to go with a 10.5 x 8 screen. It seems like that is very small compared to what everyone is using and especially small when I planned on it being 14' wide originally.
